How
long have you been in business?
We
started out in 2003 as real estate investors. Our
frustrations grew when we were unable to find reliable
contractors to finish our projects on time. We started
hiring a few field staff and managed them ourselves. SHD
Construction was incorporated in 2006 to accept outside
clients.
What area do you cover?
We are licensed and insured and do most of
our work in the City of Philadelphia. Most of the projects that
we work on are located in University City and West
Philadelphia, South Philadelphia, Northeast Philadelphia,
Fishtown and Northern Liberties, and Temple University
area/North Philadelphia. We are also licensed in several
townships in Montgomery County, suburb of
Philadelphia.

Work
What kind of work do you
do?
As general contractors, we can help you
complete all aspects of your project, saving you precious time
and headaches. Our scope of service is
as follow:
Design and legal
work
Correcting city violations, preparing
architectural plans, obtaining permits, application for zoning,
eviction and lock changes
Exterior work
New walls and brick fronts, brick and
stone pointing and restoration, sidings, cement work, sidewalk
and steps repair, handicap ramps, foundation work, roofing,
shingles, chimneys, garage doors
Interior work
Property clean out and demolition,
electrical installation and repairs, plumbing installation and
repairs, bathroom remodeling, kitchen remodeling, faucets
/sinks /toilet leaks and clogs, cabinet installation, tiles
installation, drywall and paint, carpet and hardwood flooring,
heater, central air, hot water heater,
basement
Before we leave any project, we will make
sure everything is properly cleaned up so that you are not left
with a mess.

What kind of work do
you specialize in?
Since we started as investors ourselves,
most of our clients are fellow investors through
referrals. Most of the projects
that we work on are shells that need complete
rehab. Therefore,
we generally handle all aspects of the project from
beginning to end. With our
experience, we work with our clients to maximize their
investments, with the goal of generating the most rental
income in the future and minimizing maintenance costs,
while maintaining the highest resale
value.
Since many of our investor clients keep
their properties for rental income, we also handle all
maintenance issues like unclogging toilets and repairing leaky
roofs. Of
course, our service is not only limited to real estate
investors. We
welcome all work from homeowners also.
Who supplies the material?
For most projects our quote already
includes all material costs. There are a few
suppliers that we generally use where you can check out their
products if you wish and pick your own style and
color. If you
intend to supply your own material, you have to indicate so
ahead of drafting of contract so that we can provide you with
an accurate quote.

Do you subcontract some of the
work?
We subcontract most of our specialized
work - plumbing, mechanical and electrical, etc.
We
have been working with most of the subcontractors for
years and have developed a good relationship to ensure
they do speedy and quality work.
How long will the job take?
We will provide you with an estimate of
how long we can finish your job when give you the quote. If you
need something done in one month and it is not possible for us
to finish in time, we will tell you ahead of time instead of
misleading you to hire us. In the project contract that we
sign, we will clearly state our completion
date.
We strive to finish 100% of our projects on time or ahead of
schedule. The only reason that does not happen is for
factors outside our control, including but not limited
to:
Is there a warranty
on your work?
There is a one year warranty on all our
work, in addition to any warranties that any material that
might have. (For example, most roofing warranties that are 10
years are usually on the roofing material, and not the actual
workmanship). The warranty is on the
quality of our work, and does not cover any issue that arises
from other factors.

Contracts and
Payments
How can I pay?
For small repair work, we will send you an
invoice after the work is completed and expect it to be paid
within 15 days. After 15 days, a late
fee may be applied. We also accept payments
by credit or debit card, which will be charged on the same day
after the work is completed.
What is a typical
payment schedule for a large project?
In our work contract we will clearly state
the exact amount of payment and exact date it is
due. Usually
we require a 30% down payment before starting of work for all
expenses incurred, including plans, permits, trash removal, and
building material. The remaining amount is
usually divided into equal amount and payable every 2 weeks
until completion of project. Any nonpayment may
result in delay of work. We have worked with
different hard money lenders who were very satisfied with our
work and payment schedule.
